Dubai rents fall in Q3 2026: new leases cost up to 15% less

Property Finder's Q3 2026 index shows Dubai apartment rents down in 9 of 10 tracked districts — Downtown −21.7%, Marina −16.1%. fäm Properties, using Dubai Land Department records, found that August's median new lease cost 15.3% less than the median renewal — and for the first time since 2023 new contracts outnumbered renewals.

Illustration for the 2 November 2026 story on falling Dubai rents in Q3 2026: Property Finder index shows median apartment rents down in 9 of 10 tracked districts (Downtown Dubai −21.7%, Dubai Marina −16.1%, Dubai Hills Estate flat, Al Furjan villas +15.15% on sample mix); fäm Properties review of Dubai Land Department records shows new contracts outran renewals by 633 in July 2026 and 2,139 in August — first positive gap since January 2023; August median new-lease rate AED 94.6 per sq ft, 15.3% below renewals and 8.3% below the October 2025 peak of AED 103.1; August new-over-renewal distribution — Jumeirah Village Circle +1,102, Business Bay +609, Al Merkadh +598, Dubai Marina +564, Downtown +342; September 2026 daily apartment listings up 55.1% year on year against 15.4% more leads, with 23% fewer enquiries per listing; apartment median slid from the December 2025 peak of AED 135,000 to AED 100,000 in June–August and nudged back to AED 105,000 in September — first signs of stabilisation.

Common questions on this topic

How much cheaper are Dubai rents really?

Dubai Land Department data analysed by fäm Properties shows the median new lease in August 2026 was 15.3% cheaper than the median renewal on identical stock. Property Finder's Q3 2026 index shows Downtown Dubai apartments down 21.7% year on year and Dubai Marina down 16.1%.

Which Dubai districts are the best deal right now?

August's biggest tenant-favour gaps between new leases and renewals landed in Jumeirah Village Circle, Business Bay, Al Merkadh (MBR City), Dubai Marina and Downtown Dubai — all pricing down. More affordable belts like International City, Jebel Ali and Dubai Silicon Oasis still show renewal strength because rents there already sit below the index, so swings there are smaller.

Should I move or renew?

On average a new comparable apartment costs about 15% less than a renewal quote. Factor in one-off move costs: agent fee (typically 5%), new Ejari, municipality housing fee, DEWA transfer. If your current rate is 10% or more above the market index, the saving usually beats the costs.

Can I negotiate a cut at renewal?

Yes. Dubai's Smart Rental Index (RERA) caps or blocks increases when your current rent sits within or above the market average. If your rate is above the index, the landlord cannot raise it, and you can lean on the index — and the Rental Dispute Settlement Centre — to argue for a cut.

Is this a lasting shift or will the market snap back?

Property Finder sees early stabilisation in September 2026 — the median ticked up from AED 100,000 to AED 105,000. But new supply keeps landing: Downtown and Marina have more handovers due. Analysts expect premium to keep easing through end-2026 while the budget segment holds near its floor.

In brief

Dubai's rental market has flipped in the tenant's favour. Property Finder's Q3 2026 index shows median asking rents down in 9 of 10 tracked apartment districts, with the biggest drops in Downtown Dubai and Dubai Marina. A parallel review by fäm Properties, using Dubai Land Department records, found that the median new lease in August was 15.3% cheaper than the median renewal on comparable stock — and for the first time since January 2023, new contracts outnumbered renewals.

Property Finder: 9 of 10 districts show softer apartments

Property Finder's Q3 2026 vs Q3 2025 comparison covered 20 Dubai enclaves — ten apartment and ten villa — and recorded declines in 9 of 10 apartment communities and 8 of 10 villa ones. The outlier among apartments is Dubai Hills Estate, where the median showed no change either way.

The sharpest cuts hit premium pockets with heavy new supply. In Downtown Dubai, median apartment asking rents fell 21.7% year on year across every bedroom size. Dubai Marina was down 16.1%. Al Furjan villas look up 15.15%, but that is largely a sample effect: five-bedroom units skewed the pool, while comparable four-bedrooms rose 9.4%.

"This is a genuine repricing and not just more small units entering the market," said Cherif Sleiman, Chief Revenue Officer at Property Finder, of the Downtown moves. His verdict: for tenants, this is finally a window to shop options and negotiate.

New leases beat renewals — first time since 2023

fäm Properties' pass through Dubai Land Department records tells the same story from the contracts side. In July 2026, new rental deals outnumbered renewals by 633 contracts; in August the gap widened to 2,139. That is the first positive gap in 36 straight months. Up to July, every month since January 2023 had tilted towards renewal.

The saving is tangible. The median new-lease rate for Dubai apartments in August was AED 94.6 per square foot — 15.3% below the median renewal rate on the same stock, and 8.3% below the October 2025 peak of AED 103.1. Firas Al Msaddi, founder and CEO of fäm Properties, put it bluntly: tenants can now move to a comparable apartment for less than a renewal would cost them.

Geographically, August's biggest new-over-renewal gaps appeared in Jumeirah Village Circle (+1,102), Business Bay (+609), Al Merkadh in MBR City (+598), Dubai Marina (+564) and Downtown Dubai (+342). In more affordable belts — International City, Jebel Ali, Dubai Silicon Oasis — renewals still lead, because rents there already sit below the index and the trigger to move is weaker.

Why the market finally turned

Supply did the work. Property Finder recorded 55.1% more daily apartment listings in September 2026 than a year earlier, against only 15.4% more leads. The result: enquiries per listing dropped 23%. Landlords are now competing for tenants, not the other way round. Overall new-lease volume also climbed — about 14,100 in July and 15,600 in August.

There are hints that the floor is near. The city's median apartment rent slid from an AED 135,000 December 2025 peak to AED 100,000 in June–August, then nudged back to AED 105,000 in September. One month, as Sleiman noted, is not a trend — but it is the first sign that excess supply is being absorbed rather than piling up.

What it means for expats and employers

For individual tenants, the window is open. Deals that demanded five cheques up front and a stiff asking rate a year ago now negotiate down to two to four cheques and softer rates. If your lease rolls over in the next three to four months, run parallel searches: a 10–20% saving is realistic in most districts. Build in moving-cost drag — agent commission (typically 5%), the Ejari re-registration, municipality housing fee, DEWA transfer.

For companies relocating staff, the shift lifts Dubai's real-economy appeal as a hub: housing allowances compress, which widens the all-in package margin versus London or Singapore. HR should update 2027 housing allowance bands against the new district medians before offers go out.

Investors weighing rent-versus-buy need to look at both curves at once: yields have softened, but secondary prices in the worst-hit enclaves have corrected too. If the decision tilts to buy, the AED 2 million threshold now unlocks residency — we broke that down in our guide "UAE Golden Visa 2026: how mortgages and off-plan qualify".

Where this goes next

The September stabilisation and the demand mix — studios and one-bedrooms dominate 7 of 10 apartment districts — suggest the budget segment is at the floor. Premium should keep easing: Downtown and Marina face another handover wave, so rate pressure there is likely to run through end-2026. For businesses, the planning horizon is the next six months: that is when the sharpest rate resets can be captured in staff leases.
