On 30 September 2026 in Abu Dhabi, Aldar Properties and Arada signed a strategic partnership valued at approximately AED 15 billion (~$4.08 billion). The agreements cover a joint venture to master-plan a Seih Sdeirah community on the Abu Dhabi–Dubai border, and Arada's acquisition of three residential plots on Yas Island. This marks Arada's first development presence in the emirate of Abu Dhabi and, per the parties, only the first phase of the partnership.
What was signed: two parts of the deal
The partnership consists of two self-contained transactions. The first is the Seih Sdeirah JV: both companies will co-master-plan a mixed-use community of up to 1.5 million sqm on the administrative border between Abu Dhabi and Dubai. The concept is villas and townhouses with retail and leisure amenities. Roles are fixed: Arada leads development and construction management; both companies jointly brand and sell the community.
The second part is Yas Island: Arada acquires three residential plots from Aldar on the island. Two of them are canal-facing (with direct water access) with a combined area over 27,500 sqm and total GFA of nearly 130,000 sqm. The third is also residential. For Arada this is the first development position in Abu Dhabi — the company previously operated in Sharjah, Dubai, London and Australia.
Context: who are Aldar and Arada
Aldar Properties is the largest publicly listed UAE developer by market capitalization, headquartered in Abu Dhabi (ADX listing). The company combines two core streams: Aldar Development with a land bank of about 76 million sqm and Aldar Investment with assets under management of AED 56 billion. Arada is a private developer headquartered in Sharjah, with HRH Prince Khaled bin Alwaleed bin Talal Al Saud as the controlling shareholder; the current pipeline is estimated at $46 billion, with geography spanning Sharjah (Aljada, Masaar), Dubai, London and Australia.
On behalf of Aldar, the agreements were signed by Jonathan Emery, CEO Aldar Development. For Arada, Ahmed Alkhoshaibi, Group CEO, signed. Talal Al Dhiyebi, Group CEO of Aldar Properties, and HRH Prince Khaled bin Alwaleed bin Talal Al Saud, Executive Vice Chairman of Arada, attended the signing. According to Talal Al Dhiyebi, the partnership "brings together two leading UAE developers with complementary capabilities". Ahmed Alkhoshaibi described the signing as "the beginning of what we intend to be a long and productive collaboration".
What this means for the residential market
Abu Dhabi has been building up residential supply over the past two years — transaction volumes across Q1–Q3 2026 on both primary and secondary markets remain at historic highs per ADREC data, and UAE property investment yields remain competitive with Dubai for private investors. The AED 15 billion partnership channels substantial capital at once into two segments: villas and townhouses in a new corridor (Seih Sdeirah) and the premium canal-facing segment on Yas Island.
For the market this means supply growth in segments where Abu Dhabi demand chronically exceeds delivery: canal villas on Yas Island and low-rise housing west of Shahama. Given Aldar's develop-to-hold strategy (part of the portfolio is retained on balance sheet for rental income), the Seih Sdeirah community may be structured as a blended formula: some lots for retail sale, some for long-term hold and lease.
What this means for an investor
For a private investor, the partnership opens three substantive scenarios. First — an early entry into Seih Sdeirah at the JV phase (usually the stage with maximum upside in large-scale projects). Second — purchase on Yas Island, where canal-facing supply is physically limited and therefore retains a price premium. Third — long-term hold (buy-to-let) focused on rental yield, especially relevant for investors considering UAE residency through property.
For reference: the property investment threshold for the 10-year Golden Visa is AED 2 million under current rules. Our breakdown of conditions and recent clarifications is in Golden Visa 2026: changes. For investors in this range, canal-facing lots on Yas Island are among the more "liquid" propositions in Abu Dhabi.
How this differs from the Aldar–Arada Sharjah deal (October 2026)
The AED 15bn Abu Dhabi partnership is a separate transaction, not linked to the Aldar–Arada deal on 9 residential buildings in Aljada (Sharjah) for AED 1.1 billion from 15 October 2026. The Sharjah deal is structured as a forward purchase agreement with asset handover in Q4 2029 and was Aldar's first entry into Sharjah. The Abu Dhabi deal pre-dates it chronologically (30 September 2026) and is substantially larger in scale (AED 15 billion vs AED 1.1 billion). The parties have openly stated the intention to expand cooperation further — across sectors, asset classes and UAE locations.
What to watch next
For Seih Sdeirah, the parties have not yet disclosed sales launch timing, phasing or delivery forecast. These parameters usually surface 6–12 months after a large-scale JV announcement. On Yas Island, Arada's development on the acquired plots will likely be presented at the annual Cityscape Global 2027 investment forum or in a dedicated launch event. For businesses considering an early position, it is reasonable to monitor Arada's first launch communications via its Investor Relations and the signing of initial contracts (main contractor, master-planner).
Per UAE Ministry of Presidential Affairs / WAM — Emirates News Agency (30.09.2026) and The National (30.09.2026), deal terms are officially recorded with no regulatory-approval conditions — the partnership can proceed to the practical master-planning phase without waiting for additional decisions.
