Dubai Investments is listing 20% of DIP Holding — the company that owns Dubai Investments Park Development — on the Dubai Financial Market. The retail subscription runs 27 October–3 November 2026, minimum Dh5,000, with trading expected to start on 11 November.
What is on offer
The issuer is DIP Holding, parent of Dubai Investments Park Development Company. Dubai Investments is selling 20% of DIP Holding — about 1.74 billion existing shares. No new shares are being issued, so proceeds flow to the parent rather than to DIP itself. Dubai Investments retains 80%. The nominal share value is Dh0.20, which is not the offer price: the price range will be announced on 27 October and the final price set via bookbuilding on 4 November. Bloomberg and Zawya sources earlier placed DIP's valuation in a Dh8–12 billion range during discussions.
Four tranches, four minimums
The offering is split into four tranches. The public (retail) tranche is 5% of the offer, about 86.76 million shares, with a Dh5,000 minimum in Dh1,000 steps and a guaranteed minimum allocation of 2,000 shares per application. The second tranche is institutional, covering 92% of the offer (around 1.60 billion shares, Dh1 million minimum). The third is for Dubai Investments group employees, 1% of the offer with a Dh1,000 minimum. The fourth is reserved for Dubai Investments shareholders, 2% with a Dh5,000 minimum.
Key dates
The order book opens on 27 October and closes on 3 November 2026. Payment cut-offs differ by channel: cheques by 13:00 on 31 October, interbank transfers by 13:00 on 2 November, ATMs, online banking and the receiving banks' apps by 13:00 on 3 November. Final offer price: 4 November. Share allocation and refund of excess money: 10 November. First trading day on Dubai Financial Market: 11 November 2026.
How a retail investor subscribes
The lead receiving bank is Emirates NBD. ADCB, ADIB, Dubai Islamic Bank, Emirates Islamic, FAB and Wio also take applications. An account with one of these banks plus a DFM Investor Number (NIN) is required: no NIN, no application. Channels include ATMs, online banking, mobile apps, branches, and, where supported, cheque instructions. Allocated shares are credited automatically to the investor's brokerage account on DFM. Opening a corporate or investment bank account in the UAE can take anywhere from a few days to several weeks — see how the process really works and where it breaks.
What Dubai Investments Park actually is
DIP is a mixed-use development in Dubai along Sheikh Mohammed Bin Zayed Road, close to Al Maktoum International Airport and Jebel Ali Port. It covers 1,270 plots under long-term ground leases, about 1,000 direct tenants, 5,700 sub-tenants and more than 150,000 residents and workers. Core revenue comes from ground rent and related tenant services. Average land occupancy in 2020–2025 was around 98%. DIP Holding's board has six non-executive members (three of them independent), chaired by Khalid Jassim Mohd Bin Kalban.
Why this matters for UAE investors and businesses
DIP Holding is the first large DFM listing of Q4 2026 and a rare chance for retail investors to buy into Dubai's industrial-residential infrastructure at a low ticket: Dh5,000 is below the entry level of many recent DFM IPOs. For our audience it is another channel of exposure to Dubai real estate ROI — not through renting out an apartment, but through equity in a landlord with 98% occupancy of an industrial park. In the context of the UAE economy in 2026, taking state-linked companies public remains central to Dubai's playbook; DIP sits alongside TECOM, Empower, Parkin and the listings still ahead.
